Landicia vs Searchland
Searchland is one of the largest land sourcing platforms in the UK, with a wide dataset, multi-seat licences and a connector for AI tools. Landicia is a smaller, single-plan product for developers in England, built around finding a site, getting to the owner and keeping up the follow-up.

Which one fits
Searchland is probably the better choice if
- Several people need seats, and you want one supplier for the whole team.
- You want the broad national dataset: strategic land, HMO, buildings, energy and demographic data on the higher plans.
- You want to query your land data from AI tools through their MCP connector.
- An annual contract is normal for your business.
- You source outside England.
- You want case studies from firms like yours before you commit.
Landicia is probably the better choice if
- You want to pay monthly, with no 12-month commitment.
- You are a small developer or sourcer and one seat is enough.
- You want to see the price before you book a call.
- Most of your time goes on the owner: the title, the letter and the replies after it.
- You want the product set up on your own area with the person who builds it.
- You want help building the shortlist as well as the tools. Landicia Assisted adds a sourcing brief and up to 10 human-reviewed opportunities a month.

Both find sites, show ownership and planning, post letters to owners and cost £7 a title document. The biggest differences are commercial: a 12-month licence against a monthly plan, and a much wider dataset against a narrower workflow. We have not used Searchland's letter tracking alongside our own pipeline, so we can't say how the follow-up compares day to day.
What to check before you choose
- What the Standard plan leaves out. Strategic land data, residential comparables and appraisals sit on higher plans or add-ons.
- The full cost over a year. Searchland's Standard price is per licence with a 12-month minimum, so multiply by seats and by twelve.
- What a posted letter costs on each.
- Whether you would use the AI connector, or whether it is a feature you are paying for and not using.
- Both tools on the same target area, ideally one where you already know the sites.
