How it works

From your brief to a shortlist in Landicia

  1. Tell us what you're looking for

    Location, site size and type, and what you would build. Planning preferences, budget or value range, whether you want brownfield or off-market, and anything you rule out. We agree the brief on a short call.

  2. We search with Landicia

    We run the brief through Landicia: brownfield and commercial register opportunities, title boundaries, planning history and constraint layers, filtered to your area and criteria.

  3. We review the shortlist by hand

    A person goes through the strongest candidates against your brief and drops the ones that don't fit. What we look at is set out below.

  4. You get the strongest matches

    Up to 10 matched, human-reviewed opportunities a month, each with the information we used from Landicia and a line on why it made the list.

  5. Take them forward in Landicia

    Save the ones you want to your pipeline. Title checks, letters to owners and follow-ups all run from the same site records.

What we check, and what we don't

Every opportunity on your shortlist has been looked at by a person against your brief. The exact checks depend on what you have asked for and what information exists for the site, but they usually cover:

  • Location, against the area in your brief
  • Approximate site size, from the title boundary or the register entry
  • Apparent current use, from the map and satellite imagery
  • Whether it appears on a brownfield land register
  • Planning history on the site and within 250m of it
  • Constraints such as flood zones, green belt, conservation areas, listed buildings and tree preservation orders
  • The registered owner or owning company, where title information is available
  • Nearby sale evidence, where there is some
  • Whether it looks broadly consistent with your brief

This is initial sourcing and research. It is not a planning appraisal, legal due diligence or a valuation, and it cannot tell you whether an owner will sell. Before you offer on or progress a site, get the professional advice you normally would.

Why “up to” 10

Ten is the most we will send in a month. We would rather send you six sites worth a letter than ten that pad the list. How many match depends on your criteria and on what is out there that month. With a very narrow brief (one town, one size band, one kind of site) there may be fewer, and we will tell you when a small change to the brief would open more up.

A founding price, and limited places

Landicia Assisted is new, and it takes real hours from us, so we are working with a small number of developers at a time. The founding price is £350 a month, and that includes the full Landicia platform, so there is nothing extra to pay for the software.

We also do it for what it teaches us. Seeing how developers set a brief, which sites they turn down and why, and what they check before writing to an owner shows us what Landicia should do on its own next.
