Both include the full platform. With Landicia you run your own searches. With Landicia Assisted you agree an acquisition brief with us, we search with Landicia against it and review the strongest candidates by hand, and you receive up to 20 matched opportunities a month to take forward in your account. It is £350 a month in total, including the software.
England. Discovery draws on national brownfield and planning datasets, so coverage is consistent across local authorities rather than limited to selected areas.
HM Land Registry, Ordnance Survey mapping, Companies House, Environment Agency flood data, planning datasets published by MHCLG through planning.data.gov.uk, and Mapbox for the map itself. Each is attributed where it appears.
They are indicative, from the INSPIRE index, and are a starting point for identifying a parcel rather than a legal statement of extent. The official title plan is always the authority.
Every published application Landicia can match to the title or to the area within 250m of it, counted by decision (approved, refused, pending and built) and listed with its reference, decision date, distance and the authority's own description. The published record is always the authority.

Ten posted letters are included every month; beyond that, letters are bought in bundles of 10 for £15, 25 for £35 or 50 for £65. Purchased letters never expire.
You send your target area beforehand. We load it into Landicia, then spend fifteen minutes on a screen share looking at real sites in that area. You keep the shortlist built during the call.
